Help & FAQ
How MyStudio works for owners, principals and partners of La Place Studio.
Getting started
›What is MyStudio?
MyStudio (my.laplace.studio) is the private site for the people La Place Studio works with — owners, principals and partners. You see your own units, bookings, statements, code and messages, and nothing of anyone else's. Staff work in a separate system; what you see here is the same record they see.
›How do I get an account?
Sign up with the email you registered with La Place Studio. We email you a link, and on that page you choose your password — nobody else can set it. You can also continue with Google when that Google account uses your registered email. If you are a partner who has not registered yet, apply at laplace.studio/partners and we set your login and code up within two business days.
›Which languages does MyStudio speak?
English, Korean, Japanese, Chinese and Malay. Switch at the top of any page; we remember your choice for next time and use it for our messages to you. Messages you write to us are translated for our team, and our replies are translated into your language — the original is always kept too.
›What do Owner, Principal and Partner mean?
They describe what you are to one unit, and one login can be all three. Owner — the unit is in your name and we manage it for you. Principal — you entrust a unit you do not own to us, for example a unit you lease and sublet, or a unit you manage for its owner under a mandate. Partner — you bring guests to any unit on our booking website and earn a rebate on each booking. Agents, who introduce owners to us, are set up by message for now; their referral page is coming.
›Is MyStudio an app I have to install?
No. It is a website that works on any phone or computer. On a phone, use your browser's Add to Home Screen to keep it one tap away.
Owners and principals
›What do I see for my unit?
The Calendar shows every booking in your units: bookings from Airbnb and Booking.com in grey, bookings made here in green. My Bookings lists the bookings you made and the ones a guest made with your code. Your monthly statements, the unit's facts (access, utilities, contracts) and your requests are on the Owner page.
›Can I stay in my own unit?
An owner has 15 free nights per contract year, of which at most 5 may fall in a peak season (15 July – 15 August and 15 December – 15 February). Nights beyond those cost 20% of the nightly price. The standard cleaning fee is charged for every stay. Book it in New Booking as an Owner Stay; the calendar shows at once whether the nights are free. A principal has no free nights — the free nights come with ownership, not with the business — and books at the guest discount instead, which returns to the statement as revenue.
›How do I book a unit for a friend or a client?
Open New Booking, pick the unit and the nights, and choose Guest Booking. The discount is already in the price. Either you collect from the guest and transfer the net amount to us — upload the bank receipt on My Bookings — or the guest pays us directly on the booking website with your code. An unpaid booking holds its nights for 24 hours and then opens them again.
›When is my statement ready, and when am I paid?
The monthly statement is issued by the 10th of the following month, with the balance paid to the bank account in your name. Every line is linked to its booking or bill, and a late platform payout or a late bill appears as an adjustment the month after. A month with no income carries no management fee.
›How do I ask for a repair, a cleaning or a purchase?
Tell Lapi, our assistant, in Ask Lapi — in your own language. Lapi files the request at once, gives you a receipt number and creates the work for the right team. Each request has its own page, where you can follow the steps, see the invoice and upload a receipt. Attach photos or PDFs in the chat and they are saved onto the request.
›Who pays utilities and building charges?
You do, at cost. We pay them from your funds and list each one on the statement, with the bill attached.
Your code, link and QR
›What is my code?
Three or four letters, yours for good. A guest who types it in the Discount code box on our booking website (web.ooakstay.com) gets a discount, and the booking is attributed to you. It can be used as often as guests bring it, and it never expires. You find it on My Kit.
›What does my guest get, and what do I earn?
On a unit you own or are principal of, the guest gets 10% off the room price and you earn 5% of the room price after that discount. On a unit you market as a partner, the guest gets 5% off and you earn 5%, rising to 8% on the part of a month's partner sales above RM 10,000. The cleaning fee, deposits and taxes are never part of the base.
›What are the link and the QR for?
They are your code in another shape. The link (web.ooakstay.com/r/CODE) opens our booking website with your code already filled in, so the guest types nothing; it remembers the guest for 30 days. The QR opens the same link from a card, a poster or a screen. Add a campaign tag to the link to see which channel brings the clicks. A code the guest types themselves always wins over the link.
›Which bookings count?
Bookings made on our own booking website only — Airbnb and Booking.com bookings cannot carry a code. A booking for yourself or your household does not earn a rebate. A booking that is cancelled, refunded or charged back earns nothing, and a rebate already counted is reversed.
›When is my rebate paid?
Monthly, by the month of check-out, by bank transfer to an account in your name. My Bookings shows each credit and whether it has been paid. International transfer fees come off the payout.
›What are the rules for sharing my code?
Share it with people you reach yourself. Do not post it on coupon, deal or cashback sites, do not buy search ads on the Ooakstay or La Place Studio names, and mark sponsored posts as advertising where the law requires it. Use only the photos and copy we provide. A code that breaks these rules is deactivated, and bookings won that way earn no rebate.
›Which units can I sell?
An owner or principal sells their own units. A partner ticks the units they want to sell on My Units — any unit on our booking website can be ticked, and the list can change any time.
Messages and Lapi
›How do I talk to La Place Studio?
Open Messages and write in your language. Our team reads it in theirs and answers in yours — both the original and the translation are kept. We answer during Kuala Lumpur business hours, usually within one business day. For anything urgent, use the WhatsApp number on the page.
›What is Lapi?
Lapi is La Place Studio's assistant. In MyStudio, Lapi files your requests (repairs, cleaning, purchases, payments), tells you how a request is going, and answers questions about MyStudio itself. Lapi only knows your own units and requests. For a change to a specific booking, open that booking on the Calendar and send a change request — that goes to the booking team, not through Lapi.
›Can I send files?
Yes. Photos and PDFs attached in Ask Lapi are saved onto the request you are talking about, and a request's page takes receipt uploads. Bank receipts for a booking go on My Bookings. Statements and attachments we send you are on the Owner page.
Account and security
›I forgot my password.
On the sign-in page, choose Forgot Password? and we email you a link to set a new one. If you signed up with Google, simply continue with Google.
›Can I change my email?
Your login email is the email registered on your contact with us. To change it, write to us in Messages; we update the contact and the login together.
›Who can see my data?
You, and the La Place Studio staff who handle your units. Nobody else's units or bookings are ever shown to you, and the contact details of a guest who booked with your code are not shown to you either — the guest is our customer, the booking is yours.
Not a client yet?
›I own a unit in Kuala Lumpur. How do I start?
Visit laplace.studio/owners — our fee, what a monthly statement looks like, a calculator with our own numbers and a short form. There is no onboarding fee, no minimum term, and either side can end the agreement on 60 days' notice.
›I want to bring guests as a partner.
Apply at laplace.studio/partners. We review within two business days, set up your MyStudio login and your code, and you start with My Kit — code, link, QR and ready-to-post captions.
›I am an agent with an owner to introduce.
See laplace.studio/agents for the referral programme — how a referral is accepted, what the fee is and when it is paid. Send the referral with the owner's consent and we confirm the fee for that unit in writing.
